Our process frees you to focus on timely product selections, and any other fine points, rather than having you coordinating between designer, architect and builder.
Quality
The sole source responsibility that accompanies the design-build provides the basis for quality and proper project performance. There are no conflicts or finger pointing between designer and builder over quality issues. If a problem does arise, Norbut Construction will address it.
Cost Savings
Our design team and in-house crews work and communicate as a team; they evaluate product options while maintaining design and construction capabilities. Value engineering and constructability are implemented from the beginning of the project. Multiple studies have evaluated the three styles of construction: design-bid-build, construction management at risk and design-build. Construction Industry Institute studies have found that design-build delivered projects at less cost than the other two delivery methods every time.
Time Savings
Design-build is the fastest project delivery method; design and construction schedules are overlapped. Long bidding periods and timely redesigns are eliminated. Time savings and reduced labor costs allow for your project to be completed on schedule and on budget.
Early Knowledge of Firm Project Cost
Guaranteed construction costs are known much earlier than in other delivery systems. It is not unusual for Norbut Construction to guarantee your project cost at 30-40% design or after the concept design phase. This enables you to spend less money to get to a guaranteed maximum budget.
